
Porous Terraces, a new landmark by Deplot Architects in Green Architecture and sustainable urban development. Designed as a luxury 5-star hotel in Athens, located on a bustling Avenue, this nine-story, 2,450 m² project explores how architectural form can transform a dense, noisy corridor into a quiet, climate-responsive hospitality oasis.

Rather than treating sustainability as an applied layer, Porous Terraces integrates it into the core of its massing. By deliberately freeing the ground plane, we created a landscaped urban plaza that acts as an active environmental filter. The core philosophy of our sustainable design revolves around the “urban house in the sky.” Each suite features a private outdoor space that is not merely a balcony, but an active bioclimatic system ensuring natural ventilation, optimal daylight, and absolute acoustic comfort.

The architectural vocabulary is expressed through three innovative typologies: the Ceramic Terrace Suite with perforated ceramic screens, the Climate Void Suite utilizing vertical shafts for passive cooling, and the Timber Solar Suite featuring warm timber cladding (CLT/GLT). This layered, "porous" second skin actively mitigates the urban heat island effect at the façade scale.



Aiming for the pinnacle of ecological building with a Net-Zero Carbon strategy, the project minimizes embodied carbon by using low-clinker concrete and circular economy principles (Design for Disassembly). Operationally, energy demand is minimized through hybrid ventilation systems (HRV/ERV) and full electrification. The environmental narrative is completed with smart rainwater management and a stunning bioclimatic roof garden featuring a pool and panoramic city views.

Porous Terraces demonstrates how modern architecture can deliver luxury hospitality while championing climate intelligence and environmental well-being.
